万达放弃收购伦敦九榆树广场地块

Chinese property developer Dalian Wanda has walked away from a plan to buy London’s Nine Elms Square amid mounting pressure from Beijing to curtail high-profile overseas acquisitions.
在北京方面施加越来越大压力、抑制高调海外并购的背景下,中国地产开发商大连万达集团(Dalian Wanda)放弃了收购伦敦九榆树广场(Nine Elms Square)地块的计划。

The 10-acre plot is part of London’s largest residential development site, where a number of real estate companies are building 20,000 mainly luxury homes south of the river Thames.
这一占地10英亩的地块是伦敦最大的住宅地产开发区的一部分——在那里,多家地产公司正在泰晤士河以南兴建2万套住宅,其中多数为豪宅。

Owners St Modwen and Vinci said in June that they had exchanged contracts to sell the area, which was previously home to the New Covent Garden flower market, to Wanda’s Hong Kong division for £470m.

At the time, the deal was viewed as a risky bet for Wanda given a downturn in the market for luxury homes. Falling home prices had already led its owners to slash the price of Nine Elms Square by 10 per cent following the UK’s decision to leave the EU.

Wanda said on Tuesday that it had pulled out of the deal but declined to elaborate on the decision.

The Chinese company still owns the One Nine Elms site located in the same area, which is slated for a 200-metre-high development that includes 437 homes and 3,584 sq ft of retail space — as well as the first Wanda Vista hotel to be built outside of China.

Since June, the Chinese conglomerate, with assets ranging from commercial real estate to film production and movie theatres, has come under pressure from Beijing to curtail its overseas acquisition activity.

Regulators have explicitly warned against lending to the company, and have asked banks to probe their exposure to Wanda and three other aggressive Chinese groups — HNA, Fosun, and Anbang Insurance.

Last week, China’s state council formally approved curbs on “irrational” overseas investments in the property, entertainment and sports sectors, three areas on which Wanda has focused its global dealmaking prowess.

The company, led by Wang Jianlin, one of Asia’s richest men, came to control a range of cultural assets around the globe including the acquisitions of Legendary Entertainment for $3.5bn in 2016 and AMC movie theatres in 2012. It also considered the purchase of large banks in Europe, with the Financial Times reporting earlier this year that Wanda had looked at Germany’s Postbank.

But in recent months, Wanda’s dealmaking activity has been a barometer for the intensity of Beijing’s crackdown.

In February, the company said it had scrapped its $1bn agreement to buy Dick Clark Productions, the US company behind the Golden Globe Awards. The purchase would have given the Chinese group control over a number of iconic US television assets. Mr Wang told the Financial Times he could have saved the deal using offshore financing but decided to bow to regulatory pressure.

More recently Wanda has taken drastic measures to scale back its businesses and reduce leverage both domestically and overseas.

Wanda said in early July that it planned to sell 76 of its hotels and a 91 per cent stake in 13 of its tourism projects in China to property developer Sunac for Rmb63.2bn ($9.5bn). In August it announced plans to reshuffle more than $1bn in assets in an attempt to free its listed unit of expensive overseas real estate projects.
万达7月初表示,它打算以632亿元人民币(合95亿美元)的价格,把中国国内的76家酒店以及13个文旅项目的91%的股权转让给地产商融创(Sunac)。8月,万达宣布了重组逾10亿美元资产的计划,目的是使其上市子公司不受昂贵的海外地产项目拖累。
